Title: Housing Officer
Reports to: Lettings Manager
Based at: Agility House, Mansfield Woodhouse
Salary £25000 per year
Working hours Monday- Friday 8.30-17.00
Job Description
Purpose of the role:
- To assist the Allocations and Lettings Team in the smooth running of the companies Lettings scheme.
- To assess the needs of housing applicants according to the companies policies and procedures.
- To deliver an effective and appropriate service to all service users, fairly and without discrimination.
- To play a key role in the Lettings team ensuring voids are kept to a minimum and identifying opportunities within this across various platforms.
To carry out all functions associated with Lettings process, including assessing new applications and change of circumstances, and accurately updating associated IT systems and files.
To be the first point of call for any enquiries ensuring all enquiries are answered in a timely manner.
Ensure all properties are marketed to a high standard.
Ensure at end of tenancies all outstanding debt is collected.
Previous experience in marketing and debt collection is essential.
Duties include but not limited to:
1. Actively market available properties using on-line property portals & social media to ensure maximum occupancy levels and sales targets are achieved.
2. Visit properties and produce detailed and accurate opening inspections.
3. Take marketing photographs, compose videos and upload to Let MC/Agentos, the online property portals and social media.
4. Reply to initial enquiries promptly, arrange and attend viewings and inspections.
5. Monitor all incoming calls & manage e-mails to ensure quick responses.
6. Identify suitability of tenant ensuring company criteria is met.
7. Carry out tenant referencing and produce necessary contractual documentation in line with current legislation
8. Arrange and follow through all move-ins.
9. Communicate any identified maintenance issues to property management office.
10. Maintain all office administration duties.
11. To identify and follow through on tenants in arrears to ensure bad debt is kept to an absolute minimum.
12. Ensure that all software data is accurate, maintaining in house systems and procedures to ensure smooth running of the business .
13. Provide reports to management regarding applications, move-ins and level of voids in a timely, efficient and accurate manner.
14. Ensure that the team targets are achieved & monitored daily.
- Deal efficiently and effectively with potential and existing clients and tenants both face to face and over the telephone.
- To follow company policy and procedures on evictions, possession orders and warrants.
18. Ensure that process and procedures are implemented and maintained to ensure business compliance with current UK legislation.
19. To provide holiday/sickness cover within the team
- Actively participate in meetings, conferences, project team activities and staff training and development.
22. Weekend coverage of enquiries on an alternate weekend basis.

Schedule:
- 8 hour shift
- Mansfield Woodhouse, Nottinghamshire: reliably commute or plan to relocate before starting work (required)
