Regional Operations Manager

Position Summary:
The Regional Manager oversees the efficient, professional management of a portfolio of properties, supporting the Regional Director in all aspects of property management. This role requires strong problem-solving skills and a commitment to resident satisfaction, aligning with I-RES policies and standards.

Key Responsibilities:
Team Leadership, Development and Performance Management:
  • Provide clear direction for your team and individuals, setting clear objectives, expectations, and performance standards. Regularly assess individual and team performance against KPI’s and goals.
  • Develop skills, identify and address skill gaps, provide training, and facilitate professional development opportunities.
  • Motivate and engage, inspire team motivation and engagement through recognition, positive reinforcement, and a supportive work environment. Promote a respectful, inclusive workplace that aligns with company values.
  • Allocate site resources, ensure proper staffing levels and assign tasks based on team strengths.
  • Coordinate scheduling to balance workload, considering leave and flexibility requests.
Management:
  • Help achieve KPIs and resolve resident queries and complaints.
  • Liaise with government officials for housing inspections.
  • Collaborate on rent collection and monitor leave coverage.
Budgeting & Reporting
  • Assist RD and Procurement with capital budget proposals.
  • Support lettings team with deposit deductions on turnovers.
  • Review and ensure accuracy of operational reports.
  • Maintain resident file compliance as per I-RES policy.
Legal Support:
  • Assist legal team with Residential Tenancies Board (RTB) queries.
Resident Relations:
  • Ensure resident satisfaction, manage escalated complaints, and support resident events.
Health and Safety:
  • Conduct site inspections and address any life and safety concerns promptly.
  • Support employee well-being, identify signs of stress and support mental health initiatives to enhance team resilience.
Project Management:
  • Marketing Coordination work with Marketing to review and act on Resident Satisfaction Survey results.
  • Assist in managing special projects as assigned by the RD, MD, CEO, or Executive team.
Qualifications
  • Degree or equivalent experience
  • Minimum 3 years property management experience
  • Preferred team management experience
  • Strong interpersonal, organizational, and problem-solving skills
  • Proficiency in financial reporting and computer skills
  • Excellent communication skills, with the ability to prioritize and meet tight deadlines
  • PSRA licence required

Job Type: Full-time
Pay: €60,000.00-€65,000.00 per year
