Position Duties
The purpose of this position is to perform full performance level duties installing,
maintaining and repairing a variety of residential and commercial heating.
ventilation, air conditioning and refrigeration (HVAC) equipment. This position is
scheduled to work Monday - Friday, 7:30am-4:00pm
Inspects, installs, maintains and repairs an array of mechanical and auxiliary
equipment including, but not limited to, heat pumps, air conditioners, cooling
towers. boilers. air handlers, frequency drives. VAVs. pneumatic controls.
exhaust fans. air compressors.
Repairs or replaces defective parts in units and equipment and their controls,
including thermostats. automatic switches, fan controls, log switches, damper
motors, louvers, relays. filters, controls, belts. compressors. heat exchangers,
high limit controls, pressure controls, and safety valves.
Performs electrical maintenance work in the repair, installation and alteration of
HVAC equipment, components, timers. motors, and wiring systems as needed;
connects motors to control panels.
Lubricates and packs heating, ventilation refrigeration, and air conditioning
motors, fans, pumps and other equipment.
Installs and calibrates systems; installs copper tubing and repairs pipe and
tubing as necessary; tests joints, and insulates pipes of refrigeration and air
conditioning systems; descales tubing: rebuilds pressure and temperature
safety valves and water pumps.
Troubleshoots HVAC system problems utilizing Johnson Controls Metasys
application.
Operates and maintains tools, power tools, and equipment of the trade or area
where assigned. Cleans work area upon completion of assignment. Prepares
requisitions and obtains materials needed to complete assigned projects.
Ensures cost effective use of materials allocated.
Assists with snow plowing and snow/ice removal campus-wide as required and
directed.
Performs all other duties and responsibilities as assigned or directed by the
supervisor. This may include attendance of and participation in required training
for role.
This is an essential position and the ability to respond to after hour emergencies
is mandatory.
REQUIRED KNOWLEDGE, SKILLS, AND ABILITIES: 3-5 years of minimum work related experience required. Employees assigned to work with CFC refrigerants must maintain valid
certification (Universal level) in accordance with federal law.
The ability to work on ladders. scaffolding. man lifts etc. and heights up to 100'
are required. Work involves the regular. and at times sustained. performance of heavier physical tasks such as walking over rough or uneven surfaces. bending,
stooping, working in confined space. and lifting or carrying moderately heavy
(20-50 pounds) items and occasionally very heavy (100 pounds or over) items.
The work environment involves exposure to various elements such as
chemicals, dust, fumes, cold, heat. noise, vibrations, or dampness, where work
exposes the employee to potentially non-disabling injuries. Duties require that
work be performed in adverse weather conditions. Work may require exposure
to dangerous equipment and machinery. Work usually requires use of protective
clothing or gear such as earplugs. l1ard hats, mask, gloves, insulated clothing.
boots. coats. etc.
Education required: High school diploma or GED
Comprehensive knowledge of the principles of air conditioning and refrigeration; of the practices and techniques used in the installation, repair and maintenance of HVAC equipment and systems; of refrigerant types, environmental impact, and gas reclamation procedures and equipment. Thorough knowledge of OSHA regulations related to the refrigeration trade; of National Electric Code; of basic mathematics including area, volume, and weights and the practical application of fractions, percentages, ratios, and proportions. Thorough knowledge of plumbing, steam-fitting, and the electrical trades as they pertain to HVAC systems. Skill in the installation, repair and maintenance of commercial or industrial HVAC equipment and systems; in the use and maintenance of tools and equipment of the trade; in welding, brazing, soldering; in reading and interpreting blueprints, schematics, drawings, specifications, and contract documents; in the use of dial indicators, vernier calipers, and depth micrometers; in using computers to diagnose HVAC system problems. Ability to read and explain manufacturer recommendations regarding scheduled and preventive maintenance, servicing and operation; to prepare written reports; to communicate effectively both orally and in writing; to supervise and train HVAC Mechanics and other maintenance personnel in the HVAC trade; to program computers for HVAC system operations; to estimate costs of installing HVAC systems up to 100 tons. Flexibility to work weekends, evenings and holidays as required. Must be able to rotate through on-call duties, covering evenings and weekends per the on-call procedures and guidelines. Valid Maryland driver's license is required.
Must be able to successfully complete driver’s clearance process. Vocational or technical training, preferred associate's or vocational/technical school degree.
