Summary:
The work schedule for this position is Full Time (38 hours per week)

Duties

The Office Building Maintenance Team (OBMT) team lead has full supervisory responsibilities for a 6 members maintenance team made up of two electricians, one building mechanic, two heating and cooling technician and two trades helpers. Jobholder is responsible for the overall maintenance and care of the Bilateral Chancery building, US Mission to the EU Chancery building, Joint Administrative Services Building and the Bilateral Chief of Mission Residence.

Maintenance and Repair Operations


The OBMT team lead is responsible for all interior and exterior maintenance operations (electrical, mechanical, and structural) for approximately 100 million dollars of USG owned property and 20 million dollars of operational lease property. Supervises the installation, maintenance and replacement of all support equipment (electrical systems, plumbing systems and HVAC equipment). Is responsible for maintaining the exterior building envelope (roof, doors, windows and walls) and all interior spaces (walls, flooring, windows and doors. Support equipment types include heat pumps, boilers, chillers, split A/C units, building automation controls, generators, automatic transfer switches, industrial kitchen appliances and fuel storage tanks. Is responsible for the safety of all OBMT members by making sure they have all necessary safety training and equipment. Analyzes and overcomes all dangerous/hazardous situations such as gas leaks, electrical hazards, chemical spills and ventilation issues. Must make sure shop and work locations are neat and free of any potential safety hazards. Is responsible for identifying repair/replacement parts, obtaining bids and completing the proper paperwork to purchase them.


Administrative Tasks and Supervisory Tasks


The OBMT Team lead coordinates the work schedules, work areas and the delivery of tools and materials for special projects that are being completed by 2 to 10 Contractors. Leads internal projects, i.e. office renovations, equipment replacement projects, and supervises every aspect of the contractor’s work from design, demolition, build out and fit out. Evaluates the work of contractors and can reject their work to ensure that high standard quality requirements are being met.


Qualifications and Evaluations
Requirements:
EXPERIENCE: Minimum 3 years of experience in a specialized trades field (electrician, building mechanic or heating and cooling technician).

JOB KNOWLEDGE: Must understand building codes and regulations. Must have a good knowledge of the electrical, plumbing and HVAC trades and journeyman level experience of at least one of the electrical, building mechanic or HVAC fields.

Education Requirements:
High school degree and technical training in one of the trade fields (electrician, building mechanic or heating and cooling technician).
Evaluations:
LANGUAGE: Good working knowledge in English and good working knowledge in French or Dutch. This may be tested.

SKILLS AND ABILITIES: Good computer skills to include Microsoft software (Word, Excel, Outlook). Holder of a driver's license B. This may be tested.
