Property Management Manager

1- To take main responsibility in monitoring & controlling of Property Management (PM) projects in Central & South provinces, including office’s establishment, renovation, refurbishment, reinstatement following local Governance Regulation/ Group Property/PVA related policies and standard in Constructions, Project Management and Health & Safety Environment and ensure on-time completion to meet Prudential Vietnam (PVA) operation expectation.
Chịu trách nhiệm chính của nhóm dự án Quản lý tài sản trong giai đoạn theo dõi và giám sát các dự án Quản lý Tài Sản khu vực miền Trung và miền Nam, bao gồm việc thiết lập văn phòng mới, sửa chữa, cải tạo văn phòng, hoàn trả mặt bằng khi hết thời hạn thuê theo các quy định và tiêu chuẩn của Nhà nước, của bộ phận Quản lý tài sản vùng, của công ty Prudential Việt Nam(PVA) trong lĩnh vực Xây Dựng, Quản lý dự án, An Toàn và Sức Khỏe môi trường làm việc, đồng thời đảm bảo tiến độ dự án hỗ trợ hoạt động của Công ty.
2- To support Line Manager in developing and monitoring the implementation plan at nationwide facility offices - especially HCMC critical offices (PMH, STC, CEC HCM, CSC & Pru Venture office at Flemington)
Hỗ trợ Quản lý trực tiếp xây dựng các kế hoạch vận hành và bảo trì cơ sở vật chất trên toàn quốc và giám sát việc triển khai, đặc biệt khu vực văn phòng Hồ Chí Minh (Phú Mỹ Hưng, STC, Flemington).
3- To take main responsibility for controlling the annual office maintenance budget and coordinate with PM nationwide members to ensure the efficient operation and maintenance activities at nationwide offices in terms of cost control & Group Sustainability standard compliance.
Chịu trách nhiệm trong quản lý ngân sách bảo trì hàng năm, và phối hợp với các thành viên Quản lý Tài Sản toàn quốc đảm bảo các hoạt động vận hành và bảo trì toàn quốc hiệu quả về mặt chi phí và tuân theo tiêu chuẩn bền vững của Tập đoàn.
4- To lead the PM HCM team members requires a proactive approach when it comes to receiving information, planning, and responding promptly to Users’ requests.
Lãnh đạo các thành viên bộ phận Quản lý Tài Sản Hồ Chí Minh chủ động tiếp nhận thông tin, lập kế hoạch và phản hồi kịp thời các yêu cầu của nhân viên phòng ban sử dụng thiết bị.
- Coordinate with Line Manage in planning PVA’s PM Projects in line with Group Property Workplace Guidelines of Prudential, emphasizing Sustainability and Energy Efficiency program.
- Coordinate with PM Project team to provide mechanical and electrical design or guidance for design, detailing, related regulations, and project implementation process.
- Coordinate with PM Project team to establish and lead the PM Project team including participation from relevant department such as IT, business users, contractors, Marketing to execute the PM projects including construction and M&E work, fire protection system.
- Coordinate with PM Project team to responsible for review project’s scope of work from quotation to actual installation and hand over from vendors in the aspects of economics, technical and scheduling.
- Coordinate with PM Project team to execute all the works, procedures concerning from the local authority to secure the project implementation in compliance with the current law/regulation.
- Coordinate with PM Project team to keep close checking of the works to be done by the contractors on the field and propose solutions, for problems that may happen during implementing the projects.
- Coordinate with PM Project team to consult and support the maintenance all equipment following technical design standard and solve technical issues
- Establish communication channels with Property & Leasing Management team to facilitate the implementation process and provide periodic updates on the project’s reports and progress as requirements.
- Coordinate with Line Manager to implement plans and procedures covering all property management activities such as building facilities management, operation & maintenance, Health & Safety environment (HSE) & security related matter, landscaping, utilities...
- Coordinate with Line Manager to establish and implement operation programs of PM systems in the office efficiently and economically according to Group Property’s Sustainability Guideline.
- Coordinate with Line Manager to establish and implement nationwide preventative maintenance programs to meet Group’s requirements and effective PVA operation requirements.
- Coordinate and manage PM nationwide to execute and/or supervise outsourced contractors in Property maintenance activities (eg: furniture, HVAC, electrical, energy management, plumbing, roofs, fire safety and other code issues, environmental issues, security and controls…).
- Establish communication channels with Property & Leasing Management team to facilitate the implementation process and provide periodic updates on the operation & maintenance ‘s reports and progress as requirements.
Scope 3. Reporting & Risk mitigation / Lập báo cáo & giảm thiểu rủi ro hoạt động
- Provide periodic reports on all PM system performance and maintenance schedule.
- Assist Leasing team by preparing reports on technical and security assessments of central/ south buildings/offices, as well as handling property insurance matters.
- Support Operation Excellence team in asset registration when handing over project and periodic asset counting
- Work closely Line Manager to develop an effective national BAU cost management plan that aligns with PVA orientation.
- Plan project budget and provide suitable PM project solution to User departments in Central/ South provinces.
- Coordinate with Line Manager to study, analyze, and identify potential risks to PM operation and propose risk mitigation actions
- Build good relationships with members of PM nationwide team and PM & Leasing Management team and actively participate in training and engagement sessions.

Actively share knowledge and experience to improve expertise and achieve high efficiency in work.
