Description

THIS ROLE WILL INCLUDE BUT NOT LIMITED TO: Facilities Management - Responsible to plan and execute operations and maintenance in designated buildings to ensure all MEP building systems operate smoothly. - Lead and control shift operation team, ensure sufficient manpower is deployed to each site to carry out preventive and reactive maintenance. - Conduct site walks on daily basis to assess works performed by operation team and services delivered by third parties are meeting stakeholders’ expectations. - Work with FM partners and specialist vendors to optimise planned preventive maintenance program, ensure safe and quality service of all building MEP and process utility equipment include but not limited to HT/LV switch gears, MSBs and downstead electrical panels, Transformers, UPS, ATS, STS, Generators, VSDs, Chillers, Cooling Towers, Pumps, AHUs, MAUs, FFUs, FCUs, PCW, UP/DI/RO Water Plant, Wet Scrubber, CDA, PVAC, Special Gases, Waste Water System, Fire Protection, Lighting Control System, BMS and AV equipment. - Review checklists, service reports and improve existing SOPs. Establish EOPs for critical environment and roll out for shift team members. - Attend to complaints or / abnormalities and solve the issues timely. - Plan and forecast annual operational expenditure (OPEX) and capital expenditure (CAPEX) for routined and reactive maintenance projects. - Track utility consumption and implement energy management and optimisation programs. - Partner with EHS team to develop green initiatives and execute to reduce company’s carbon footprint. - Mentor and coaches shift team members to further develop competencies. - Take ownership and ensuring that the condition and safety of office premises are in compliance with relevant regulatory and group policies and procedures. - Develop concise communications suitable for all levels of management e.g. Incident reports, Feasibility reports, Progress reports, return on investment / cost assessments. - Follow-up with Apple stakeholders on site services delivery, issues, risks and results. - Embraces teamwork, encourage and inspire each other among RE&D team members to achieve common goal. PROJECT COORDINATION - Responsible to oversee and coordinate infrastructure upgrading projects associated with office buildings. - Engage with consultants, subcontractors, suppliers, and relevant stakeholders to develop MEP design to best suite operation of each business group. - Partner with project team to plan, execute, and track construction activities in strict compliance with drawings, specifications, construction plans, schedules, procedures, and other applicable guidelines. - Partner with soft services team to facilitate movement of business units before and after construction activities begin / complete. EMERGENCY CALL OUT - Stand by 24x7 for all emergency alert and call outs. - Maintain register of all call outs and prepare incident reports. - Coordinate appropriate action for rectification including preliminary analysis of fault. - Initiate a system to measure the quality of performance on a quarterly basis.

Minimum Qualifications

• Degree in Mechanical or Electrical Engineering or a related field of study.
• Minimum 10 years of experience working as facility engineer, M&E service engineer or relevant experiences.
• Understand the business of Real Estate & Development in a dynamic multi-national environment.
• Experience in building services and planned preventive maintenance of mechanical and electrical systems delivery to meet compliance and operation requirements are essential.
• Experience with clean room operation and ability to generate 2D CAD drawings will be added advantage.

Preferred Qualifications

• Good problem-solving and crisis management skill handling building MEP equipment serving corporate offices, R&D facilities, cleanrooms and manufacturing plants.
• Ability to multi-task and deliver parallel work streams to deadlines.
• Ability to adapt and learn quickly, with ‘can-do’ work ethic, work autonomously, approach tasks with sense of urgency and address any issues that arise day or night.
• Clear thinking with strong analytical abilities with attention to detail and problem-solving skills.
• Team player, able to meet tight deadlines with ability to organise and prioritise.
• Ability to facilitate conversations with key stakeholders that build trust and understanding Excellent oral & written communication skills.
• Effective interpersonal skills in order to provide direction to contractors and vendors performing services for the company.
• A willingness to provide on-call support in case of emergencies or other off hours issues.
