Manager, Leasing:
Primaris REIT is currently hiring a dedicated and enthusiastic Manager, Leasing to join our team at our Head Office in Toronto, ON. As the Manager, Leasing you will execute leasing activities in an effort to minimize and prevent vacancies in the assigned properties. You will be accountable for the revenue and occupancy targets, identifying re-merchandising opportunities and executing on these plans to increase NOI.
· Lease vacant space according to defined retailer mix and target
· Finalize renewals of existing retailers in accordance with Primaris’ policies and procedures
· Manage all leasing activities including attracting new tenants, vetting prospective clients, rental negotiations and the development of attractive leasing packages
· Work collaboratively to develop short and long-term strategies for assigned shopping centres that create added asset value
· Monitor and provide commentary on quarterly real estate financial reports
· Develop leasing strategies that take advantage of changing market conditions and negotiate leases
· Foster positive relationships with tenants, brokers and staff
· Attend to tenant and client needs by providing optimum level of service, and coordinate with retails to resolve issues
· Attend real estate conferences and conventions throughout the year
· Prepare weekly and monthly reports on the status and performance of leasing activities
· Execute all necessary documentation required in the fulfillment of activities such as leasing, renewals, moving in, moving out and renovation
· Other duties as assigned
Requirements:
To excel in this role, we are looking for candidates who are self-starters and skilled in sales and negotiations. If this opportunity sounds interesting to you, you likely have the following attributes:
· 3-5 years of experience in commercial (retail) real estate leasing
· Bachelor’s degree in Business Administration or related field
· ICSC designation is an asset
· Real Estate License is an asset
· Must understand demographics, traffic patterns and market trends
· Knowledge of competition and market rental rates
· Strong real estate specific financial skills
· Excellent customer service skills
· Able to be trusted with confidential and sensitive information
· Proven negotiation and sales ability
· Strong business acumen and good technical knowledge of leasing retail units
· Self-starter with the ability to take initiative
· Bilingualism (French/English) an asset
